Concrete Driveway with Turf in Miami Gardens: Cost, Build, Care

This year we built two 2,000 sq ft concrete driveways with artificial turf strips in Miami-Dade, and each one came in at about $25,000. That's a real number from real jobs. Your price will depend on size, finish, demo, drainage, base prep and what we find under your old slab. Built right, the concrete lasts decades, and quality turf lasts 15 to 20 years or more.

If your Miami Gardens driveway is cracked or worn out and you keep noticing the slab-and-turf look around town, this post covers what a concrete driveway with turf costs, how we build it and how to keep it clean.

What a concrete-and-turf driveway is

Instead of one big slab, the driveway is poured as a series of concrete panels with narrow strips of artificial turf running between them. From the street you see green lines cutting across a clean driveway. It breaks up a lot of gray, and on a 2,000 sq ft driveway that's a lot of gray.

Green driveways are getting attention right now. A landscape designer quoted in Bob Vila's outdoor-living trends piece said homeowners are moving toward green driveways that absorb water and cut heat buildup. A turf strip driveway is one way to get that look. Because the turf sits on its own drainage base, rain that lands on the strips has somewhere to go instead of pooling.

Some people ask us about a concrete driveway with grass strips, meaning real sod. We build ours with artificial turf. Our turf uses pet-safe, antimicrobial infill, which matters if your dog uses the front yard.

You can see finished driveways in our gallery.

How we build it: demo, base, slabs and turf strips

The turf gets the attention, but what's underneath decides how long the driveway lasts.

First we demo the old slab and haul it away. Then we grade and compact a base of limerock or crushed concrete. Grading matters here. Summer storms dump a lot of water fast, and a driveway that's pitched wrong will hold puddles or push water toward the house.

Next comes reinforcement. We set #3 or #4 rebar on chairs so it sits inside the concrete, not lying in the dirt where it does nothing. On some jobs we use fiber mesh in the mix instead. We pour a 4,000+ PSI mix made for South Florida heat, and we plan the control joints before the pour, not after.

The turf strips are planned along with the layout. The concrete panels are poured with gaps between them, and the turf goes in over a drainage base so the strips don't pool after a storm.

After finishing, we apply a curing compound to the concrete. Then:

  • Walk on it in 24 to 48 hours.
  • Drive a car on it after 5 to 7 days.
  • Full strength at 28 days.

Decorative finishes get sealed.

When a driveway here fails early, the cause is usually on this list: skipped base prep, rebar left on the ground, the wrong mix, poor drainage or tree roots. If you have a big tree near the driveway, Manny will look at it during the estimate and tell you straight what it means for the job. You can read more about our process on our Miami Gardens driveway page, and about the turf side on our Miami Gardens artificial turf page.

What two 2,000 sq ft turf driveways cost in 2026

Both of our 2026 turf driveways were about 2,000 sq ft, and both came in at about $25,000.

One was for a brand-new home. The other was for a homeowner who had followed our videos for about a year, called us for two months, and then waited about five months for her spot on our schedule. We book up. October starts the dry season, the best stretch to demo and pour, so it's a good time to get your estimate on the calendar.

For comparison, a full driveway replacement that started with demolishing the old slab ran about $15,000 this year, which is typical for an average driveway. Every job has its own size and scope, so don't read the gap between those two numbers as the price of the turf. Pricing doesn't work that way.

What moves the concrete and artificial turf driveway cost:

  • Size. More square footage means more concrete, more turf and more labor.
  • Demo. What's there now has to be broken out and hauled away.
  • Base prep. Soft spots, low areas or old fill have to be dug out and rebuilt.
  • Drainage. If water has nowhere to go, we have to give it somewhere.
  • Finish and layout. More strips and more panels mean more forming.
  • Site conditions. Tree roots, tight access and slopes all add work.

Every quote we give is a written, fixed price. Manny does every estimate himself, measures the driveway and walks you through what's in the number. No surprise line items after the pour.

Permits in Miami Gardens and the Notice of Commencement

Miami Gardens is an incorporated city, so your driveway permit goes through the City of Miami Gardens building department, not Miami-Dade County. Miami Gardens requires 50% to be left if open area for driveways and 70% in the backyard. We handle all that, so you don’t have too.

We pull the permit, track the review and meet the inspectors. You don't deal with the building department. We can't promise a review time. On our two 2026 turf jobs, Miami-Dade approved the permits in about 7 business days with no issues, but those were county permits, and every permit is different.

If your job needs a Notice of Commencement, we'll tell you what you need to sign and when, and we handle the rest of the paperwork, along with any HOA approval your community requires.

The job isn't finished until it passes the final inspection, which closes the permit. We don't walk away from an open permit.

Keeping the turf strips clean

This part is easy. Leaves, seeds and sand settle into the strips, especially after windy days and storms. A leaf blower or a rinse with the hose clears them out. If a car drips something on a strip or the concrete, clean it up.

Because the strips sit on a drainage base, they shouldn't pool after a summer downpour. If you ever see standing water in a strip, call us.

The turf and the concrete have different lifespans. Built right, the slabs go decades. Quality turf lasts 15 to 20 years or more.

Paying over time with Wisetack
